Position Summary

The Marketing Manager is responsible for the management of marking efforts and customer service for one or more commercial buildings. To include but not be limited to the performance and customer service response to all Tenants. Apply a proactive, hands-on personal relationship strategy, maximizing tenant satisfaction, or achieving long term or immediate community driven goals.

Position Reports To:

The position reports to the Senior Property Manager. The Marketing Manager supervises and with the help of the team leads the building site employees and guides the property managers and engineers in successfully attaining the company's operational and tenant service goals while reinforcing the company's overall customer service culture.

Essential Functions/Responsibilities

Assist the property operations and staff

  • Assist with preparation of the property marketing and tenant relations budget
  • Development of marketing, leasing and tenant retention programs tailored for the subject property
  • Trains personnel as necessary
  • Negotiate third party contracts
  • Attends and participates in industry association meetings and seminars to keep up-to-date on trends and changing conditions in the marketplace
  • Oversee the work of outside contractors
  • Performs other duties as assigned.

    Education and/or Experience .

    High school education or equivalent required. BA or BS degree in advertising, business, marketing, real estate, or other related field preferred. Previous commercial property experience in leasing, marketing and project management preferred.

  • Knowledge of Adobe CS4 (Photoshop, Illustrator, In-Design, Dreamweaver, Flash) and advanced knowledge of FrontPage preferred
  • Excellent attention to detail and work quality
  • Excellent grammatical, oral, and written communication skills
  • Highly professional image and demeanor
  • Ability to handle fast-paced environment and multiple projects and tasks concurrently.

    Skills/Specialized Knowledge

    Must possess a basic working knowledge of commercial property to apply marketing strategies including but not limited to functions as:

  • Write, design, and produce materials, including proposals, presentations, corporate collateral materials, and more
  • Write ads, seek opportunities for marketing coverage, track marketing activity/presence
  • Advertising concept/writing/design for newspapers, sponsorships, and other publications.
  • Website design and maintenance for corporate site, intranet, extranet, and property sites
  • Custom flyer & signage design
  • Develop and maintain mailing list/company database for use by marketing team
  • Research new technology, resources, and marketing tools for real estate industry
  • Research print, web, and other marketing opportunities
  • Gather and maintain raw market data and create standard presentation slides and documents for use by leasing team.

    Required Licenses

    Marketing or Commercial industry designations encouraged. Valid driver's license if required to operate a licensed motor vehicle in order to perform the job duties.

    Physical Demands

    The physical demands described are representative of those that must be met by an employee to successfully perform the essential functions of the job. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.

    The work is described as light in physical demand. Requirements include the ability to frequently sit, stand, walk, climb flights of stairs, extend arms and hands forward and overhead, finger and grasp. Must be able to occasionally bend, crouch or stoop. Must be able to lift and carry up to 25 pounds. Must have close and distance vision and the ability to adjust focus.

    Mental Functions

    Must be detail oriented and able to concentrate on intricate detail with some interruption. Must be able to understand and relate the concepts behind specific ideas. Must be able to complete complex tasks assigned over an extended period of time.

    Work Environment

    The work is conducted in a typical office environment with temperature control and natural and artificial light. Outdoor activities require exposure to seasonal weather and the associated temperature fluctuations.
